Terms and Conditions

For good and valuable consideration, the sufficiency of which is acknowledged, the parties agree to the following terms of service:

1. Property: The vacation rental property is listed by SSD Property Solutions Management LLC. The property is fully furnished with all amenities listed on property details.

2. Occupancy: Guest responsible for accurate guest/animal count on reservation 24 hours prior to Check-In if different from online reservation. Guest may update in written message. <$75 per unauthorized guest/animal including visitors per day> Exceeding the guests on the reservation or maximum occupancy specified on the property details may result termination of Guest stay.

3. Term of the Lease: Standard schedule for vacation rental lease begins at 4:00 p.m. on “Check-In” date and ends at 11:00 a.m. on “Check-Out” date. Late schedule begins at 7;00 p.m. on "Check-In" date and ends at 2:00 p.m. on "Check-Out" date. Refer to listing details/access information to confirm if property has standard or late schedule.
Failure to adhere to the Check-Out time may result in a late fee up to $250 unless other arrangements made prior to Check-Out time.

4. Rental Rules: Guest agrees to abide by the House Rules at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by House Rules at all times while at the property.

5. Access: Guest will have access to entire property with the exception of one locked closet.

Guest shall allow SSD Property Solutions Management LLC access to the property for purposes of repair, inspection or emergency. SSD Property Solutions Management LLC will not enter the property without notice and shall exercise right of access in a reasonable manner by giving at least twelve hours notice (unless in case of emergency).

6. Security Deposit: $300 for reservations 7 days or less, $500 for reservations 8 days -27 days, and $1000 for reservations 28 days or longer. The security deposit will be will refunded within 48 hours of Check-Out, provided no deductions are made due to:
i. damage caused to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning; or
iii. violation or additional cost incurred due to Guest stay

7. Rental Rate: 50% of accommodation amount due immediately and remaining amount including cleaning fee and occupancy and sales tax will be due 30 days prior to Check-In.

8. Cancelation Policy: If Guest wishes to cancel portion or entire reservation, the deposit and payments will be refunded as follows:
100% minus credit card processing fees if canceled within 48 hours of making reservation
85% minus credit card processing fees if canceled 30 days prior to Check-in
50% minus credit card processing fees if canceled 7 days prior to Check-in
Owner may also be entitled to terminate the Guest stay if house rules are broken during rental period.

9. Payment: Acceptable payment methods are: check, zelle, venmo, bank transfer, or credit card.

10. Parking including RV/boat parking details specified in listing information.

11. Limitation on Liability: Owner is not responsible for any accidents, injuries, or illness that occur to any member of the Rental Party or Guest’s visitors while in or on the property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or Guest’s visitors.
UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER.

12. Governing Law: This Agreement and all transactions contemplated by this Agreement will be governed by, constructed and enforced in accordance with the laws of the State of Utah. Any dispute arising from this Agreement shall be resolved through mediation. If the dispute can not be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.
